I'm at a home in Woodbridge, Virginia and this customer has two different leaks. The first one they had is right below the dormer, up against the wall and also on the ceiling and the reason why is when the contractors initially did the installation, they fastened the shingles too close to the sides of the dormer and by doing they, they nailed into the flashing.
What we need to do is remove all roofing material completely around the dormer. Once everything is removed, then we're going to install ice and water shield, which is a rubber membrane and will be fully adhered to the wood deck and onto the metal flashing. Once the ice and water shield is installed, then we're going to re-shingle that area.
As I mentioned, the leak inside the home is up against the wall, below the dormer and it's also on the ceiling and if you look very carefully at the gutter, you'll see it's sagging ever so slightly in the middle below the dormer, so what happens is when there's a very heavy rain, all that water cannot go up hill to where the drain is on the right side, so the water overflows over the back and it goes inside the house between the bricks and drywall.
Once the insulation inside the wall becomes saturated, it's just a matter of time there will be a leak right across the top of this window. Now the other leak they had is this other dormer here on top of the garage. The same procedures we're going to perform to the top dormer, we're going to do exactly the same to this one. Once everything is done, these leaks are gone permanently for the lifetime of the roof.
