I'm on a roof in Vienna, Virginia and this home definitely needs a new roof. You can see the shingles are completely deteriorated, there's a lot of shingles that are missing so a lot of water is getting inside the attic space and then also it's dropping down inside the exterior wall.
Also when they did the valley here they put nails that are too close so the wood is getting underneath the valley and seeping through the sides of the nails, also there's a lot of debris at the bottom of the valley and that's serving as a dam so not all that water's going down.
The water hits the leaves here and it backs up underneath the shingles and then it leaks inside the home. Also the rubber collar around this pipe has a hole in it right here but also the collar has collapsed. The way they did the roofing around the pipe was done wrong.
There's just too many things that I'm seeing that makes me feel we definitely have to install a new roof. Also they never installed aluminum drip edge along the eaves and there's a large gaping space here so with a driving rain the water will get in here, travel through the soffit and then down inside the wall and leak and settle on the lower roof. All this section here needs to be done over, lets see what we've got on the upper roof.
There's a lot of algae and moss, it could be cleaned but I wouldn't recommend it, this roof is just so old. The way they did the roofing next to the chimney housing is wrong, they put nails into the flashing and also you've got a nail pop here so the chimney is leaking as well.
Also I noticed there's no ridge vents going across the top of the roof. Something strange going on over here with this ridge, let me see. That's strange, they've got a wooden board here, that's really weird, I don't know why they put that there, I guess to serve as a gummy ridge vent but it's serving no purpose whatsoever.
I would really recommend this roof to be replaced, very much so. Also there's a problem here, the shingles are lifting up, the gutter is dented so the water's overflowing over the back of the gutter and inside the home. I'm going to write up an estimate for a new roof.
