The homeowner has a leak inside their home that's approximately ten feet back from the exterior wall here. They got some nail pops coming through here, but that's not the source of the problem. What we'll do is we'll just remove these cap shingles and replace it with a new one.
The problem is right here you can see the rubber collar around the pipe flange is completely deteriorated, so instead of sealing it we're just going to remove and replace it with a new one.
Now another thing which would have been nice if they would have originally put Ice & Water Shield adhered to the metal flashing. This way no water's going to get underneath the shingles and then seep through the side of the nail, so that's what we're going to do.
Now here's another problem. This is right in the area where the leak was. There was a hole in the roof so the water's seeping in through there.
Another thing is when you have a problem like this, a hole in the roof, many times the water's going to leak straight down, but also the water travels underneath the shingles on top of the felt and the water can settle down at the valley down below. So what many roofers would do is, being that the valley is leaking, they're going to repair the valley and they're not going to realize that the source of the problem is coming from up above.
Let me see. Yeah, this pipe flange here is no good either. Okay, let's see if there's any others. Yep, this pipe flange here is no good also. Yeah, so the water's just getting inside there. The insulation on the floorboard in the attic is absorbing the water, but once that insulation becomes saturated, they're going to see a lot more damage.
Now also this house had vinyl siding done, and they nailed pump jacks to the eaves. You can see they left the holes in the roof, and they just sealed underneath it with caulk. That caulk is just going to give way, and then they're going to have leaks right along the exterior walls. It's here too. They've got them all over the place. A lot of holes over here that were all sealed with caulk.
Yeah, so even though they sealed the hole with caulk the water can get in through key and the water can leak right through here as well. Then they did the same thing here, so we need to check all the eaves for holes. And here. It's all over.
