I'm on top of a roof in Lovettsville, Virginia and they have a few different leaks. I'd like to show you exactly what's going on with this home. The water stain inside the home is right there, right in the corner, right at the bottom of the valley.
There's a few different things that's causing the leak. One of them is where the roof meets up against the fascia, the contractors put nails into the stud flashing too close to the wall. This will leak during a heavy rain or a melting snow, so we need to remove all the roofing material from the bottom all the way up to the top. Any flashing that's damaged we're going to either repair or replace it with new. Then we'll re-shingle this area.
Now, as I said, the leak is here at the bottom of the valley. Here there's two nail pops, so we're going to replace these two single heads because those two nail pops can also attribute to the leak down below. The valley overall was installed correctly. There's no problems with the valley.
Also, the stack pipe is fine. That's not attributing to the leak, but if there was nails in the flashing around the stack pipe the water can go underneath the shingles, settle at the valley, and then again wherever it finds an opening that's where it will settle.
This chimney is also attributing to the leak down at the bottom, and I'll show you why. Right here you can see it's all wide open and the plywood is all exposed. This will leak with a heavy rain or a melting snow. We're going to remove all the roofing completely around the chimney, then we'll install ice and water shield around it and then re-shingle it. The old caulk, we're going to scrape that off and seal it with polyurethane.
The crown was good.
Now, there's a missing shingle there, so that's going to be replaced with a new one. Then also on the other side of this ridge there's a few shingles missing. There's one right there and then we've got a few of them over here. The way these shingles blew off, it was just the tab itself, so it's not going to cause a leak. Eventually the wind will get underneath these open areas and it will blow off any shingles above and to the side, so this needs to be repaired as soon as possible.
That back pipe collar there, that looks good. This one here is not good. We're going to remove and replace this one with a new one, and then again we'll install the ice and water shield around it and then re-shingle it.
Now, here they have a leak down at the corner. The first thing I looked at is this valley to make sure that it was installed correctly, and it was. The contractor who did this roof overall was very good. Then I thought maybe the flashing up against the wall was bad, but that was good, too.
This is the reason why it's leaking. Here's where the downspout is right there, and it's all clogged. Not only does the water overflow over the front, but it's also going over the back and inside the home.
Now, the started course is exposed. The shingle that went on top of the starter is missing. I don't know if it was installed like that or if it blew off, but let me show you something. Okay. Yeah. Where the two shingles join together, the water's getting inside here and then it's going inside behind the fascia and again down inside the wall. This shingle here is split so the water again, is going over the back and inside the house.
That's it! Overall the roof is still in good condition. It's hard to believe this roof is twenty-six years old. It only looks like it's about fourteen years old.
Also, here's another thing here. There's a nail pop here and also there's a hole in the roof there. A nail was pulled out.
