Roof leaks covered by insurance are not the ones that worry residential property owners, so much. Water coming into your home through anything but the PVC and water mains that installed for that job is always worrisome. Holes in your roof from golf ball sized hale or the collapse of your roof from a hundred year old oak tree falling on it are situations that, although drastic, traumatic, and downright annoying, are hopefully covered by your insurance. That is a good thing - roofs carried off by unseasonable flooding can also qualify in this area of roof repair and leaks.
The not so good thing is the roof leak caused by bad roofing jobs. A lot of leaks and roof issues occur either from aging - a two hundred year old roof is a two hundred year old roof and timbers do eventually rot - or storms. Far too much of the water that gets into your house is because of faulty roofing materials and just plain bad work. Here is how you can tell if you have a bad roofing job before your ceiling collapses in on you.
Look up and see how they are navigating the roof. If they have nailed 2x4s to keep from falling off the roof, then you have a bunch of amateurs. Get them off your roof and tell them that they are no longer on your job. Every hole that you put in a roof is a potential leak. Shingles are laid so that the nails used to put your roof together and keep your roofing paper on are covered. Sticking a nail in that will rip on the way out when removing a 2x4 is the first sign that you have a problem. Do your best to stick to roof leaks covered by insurance.
