I'm on a roof in Gainesville, Virginia where the homeowner needs roof repair because of a leak. The first thing I noticed is the homeowner performed a temporary repair by putting a tarp down and then screwing into the wood completely around this patch.
Now, the screws will make this situation even worse because the water will get underneath the wood, seep through the sides of the screws and inside the house. The plywood is rotten underneath. This area here where they have the leak, that's not the source of the problem.
Even after we replace all the damaged shingles and replace all the damaged plywood, the leak will come back again if we don't perform a certain repair. Right above this wood, there's a nail pop, so that's one source of the problem.
Also above, there's another nail pop here so the water's seeping in through the sides of the nails, traveling underneath the shingles and wherever the water finds an opening, that's where it will settle.
Also, I checked the flashing up against the wall. Everything is fine, the bricks are fine, the gutter here is pitched beautifully. The roof above is fine. So these nail pops are the source of the problem. We need to replace all the damaged shingles, also the plywood and once we're done, this leak will not come back again.
