I'm on top of a roof in Bristow, Virginia, where the homeowner has a leak and they need roof repair. The leak is coming from the ridge vent. Visually, looking at the aluminum vent, everything is perfect. They've fastened the ridge vent into the rafters. They sealed all the nails. They even put caps on the outside corners, but it's still leaking.
The only time this ridge vent will leak is during a very heavy downpour or a strong wind-driven rain or even worse, a heavy melting snow. This customer noticed a leak from the snow and the reason why, with all that heavy snow that we had recently, which was 36 inches, with the weight of the snow pushing down on the roof, it forces the water to go up underneath the ridge vent.
Underneath the ridge vent, this shingle here is probably cut right about here, so when the water reaches the level to where the shingles are cut, the water's going to go in over the shingles and then it will travel down and it can leak anywhere down below. Many times, the water can continue to travel up and it will leak down in through the open breather.
The only way to stop further leakage is we've got to take this ridge vent off. Any shingles that are damaged in the process, we're going to remove and replace them with new and then, very important, after the ridge vent is removed, the shingles are replaced, we're going to apply polyurethane right across the top on both sides of the ridge, the entire length of the ridge vent.
Then the new ridge vent is going to be pressed right into the sealant and then we're going to fasten it right into the rafters and seal all the fasteners. The polyurethane underneath the ridge vent, it will block any water from getting underneath.
