Not that the contractor is hiding something from you; your home or building is the one keeping the secrets. You might call it the behind-the-wall or under-the-roof factor.

 

When you call a contractor and let them know what you are experiencing, they will come out to do an inspection. It may seem like you need a simple roof repair, and yet, the contractor could come back to you with a bigger estimate than you were expecting. After you pick your jaw off the floor, have them explain it. Perhaps even venture up on the roof to see what they are describing. The contract they ask you to sign in order to begin work may even include a contingency plan. It might say that depending on what is exposed, more costs might be involved than previously quoted.

 

A flat roof isn’t truly flat, it usually has a slight angle towards a gutter or roof drain spouts. When the roof surface bubbles and cracks, the water that gets in can pool and seep in many directions because of the low roof angle. So when the contractor tears back the top surface, they may find wood that is rotted, that needs to be replaced. It may lead to other damage that hasn’t even shown up yet. A flat roof repair can be simple or need major work.
