I'm at a home in Lake Manassas and they have a leak at the back of the home. The leak is right in this area here about, maybe, four feet above the gutter line. I checked the shingles; everything is fine but the problem is the attic fan.
When you look at the fan you can see the metal flashing is all exposed so this was most certainly not the work of a professional roofing contractor. They probably hired an electrician to install the attic fan, and what they did is they cut a hole through the wood sheathing and then they just dropped the attic fan on top of the hole, on top of the shingles, and then they just sealed the perimeter or the flashing with caulking.
It's just a matter of time before the caulk gives way, and then the homeowner has a leak. What we need to do is remove all the roofing completely around the attic fan, install Ice & Water Shield to the flashing, and then re-shingle that area.
Now also there's another leak inside the house and it's right next to this vent pipe. The pipe flange is completely deteriorated so there we'll just remove the pipe flange and shield the flashing, again with the Ice & Water Shield, and re-shingle it.
Also the ridge vent directly above, right in this area here, is on the verge of coming off. So even if we repair the flashing to the vent pipe, and not repair the ridge vent, that vent pipe is still going to leak. It will also cause leakage to go down inside the exterior wall.
